Q: Is your application fee refundable?

A: No! All application fees are non-refundable once an applicant has submitted their application online, as processing begins automatically after submission.

Q: What are your minimum application requirements?

A: All applicants must be employed for a minimum of one (1) year with the same employer or career field, monthly income must be a minimum of 2.5x the monthly rent amount, and no criminal history or evictions within the last seven (7) years.

We do require a minimum credit score, but rather base our decision on the contents of the credit screened. All applicants with a credit score below 500 due to a utility, rent, or auto loan collection will result in an automatic denial

*We do accept multiple applications and rental property owner reserves the right of final decision.

Q: How does my client request improvements and/or repairs be made to the rental property they wish to apply for?

A: All requests for improvements and/or repairs must be submitted with the applicant’s online application. We will not accept requests once an approval has been given and/or mid-application process. All requests must be presented to owner along with the application details for review.

Q: Do you offer a finder’s fee to real estate agents?

A: Yes! All rental listings offer a $300 finder’s fee for single-family homes and $250 for condos, which is processed within (30) days of when the approved applicant takes occupancy. All real estate agents are required to submit a copy of their broker’s W9 form to: bcrgLeasing@gmail.com in order to be paid accordingly.

Q:  How do I show your listings?

A: Our office uses Showingtime in MLS for most property listings. Please use the link provided under “showing instructions” in MLS to schedule your showing appointment date and time. You will then receive a confirmation email to follow with a link to access showing details and the access code.

If the showing instructions list a “restriction” or “appointment only” status, please ensure that you follow the instruction in the agent-to-agent remarks to schedule your showing accordingly. Do not use Showingtime if the listing has restrictions.

Q: How long will it take to process my client’s application?

A: All applications are processed as soon as completed and are practical. A complete application takes an average of 48-72 hours for screening and owner review, depending upon the time it takes for verifications to come back.

Please note that if your client’s application is incomplete, they will receive an email from our office notifying them of the missing items. Incomplete applications will result in processing delays.

Q: What is your Resident Benefits Package?

A: This is a program in which all approved applicants opt-into that offers a variety of resources, including tenant incentives for timely rent payments, bi-monthly air filter delivery service, and other perks!
